What can I expect if I am looking to sell or buy a home currently?

Have you been thinking about selling your home? Despite what you may be hearing from the National or State news, real estate sales are up. Stark County sales are up 33% in the month of June compared to May.* That’s correct, more homes have been sold in June compared to May of 2020 amid everything going on throughout the country. Buyers are out in full force; and with limited inventory homes are selling quickly.

What can sellers expect?

First, you need to call your favorite REALTOR®. Discuss with your agent the best price for your home based on location and condition. Be prepared for multiple showings the first day your home hits the market. You should also be prepared to receive multiple offers. Offers may be over list price and sometimes for more than you may have anticipated. This is truly a sellers’ market.

What can buyers expect?

Buyers should anticipate giving their highest and best offer right up front. Sellers have multiple offers to choose from, and they are looking for the best terms. This doesn’t always mean they are looking for the best price. Terms include how fast a closing will take place, what inspections a buyer wants to have, choice of Title Company, possession date, and many other factors.

With sales prices exceeding the list price many times, buyers looking at the top end of their budget may find themselves continually getting their offer rejected for a higher offer with more favorable terms.

What else should I know if I am looking to buy?

It is important to have your financing secure when writing an offer for a home you want to purchase. Sellers rely on this to verify you can purchase their home. Without secure financing your offer may be rejected right away.

Don’t wait to set up a showing on a property you are intrigued in viewing. Talk to your REALTOR® and schedule a showing as quick as you can. Any delay could cause you to miss an opportunity to submit an offer on your property of interest. Your REALTOR® is your best advocate – they can locate homes as soon as, or often times before they come on the market.
